“Salute” – Molto Buono!

Today was the last day of the Taste of Hartford 2011. There were 30 participating restaurants throughout the City of Hartford, each offering their own special three course menu for only $23 per person! Whatever your “taste” – Italian, Mexican, Asian, Continental, Portuguese, Cajun, Japanese, Spanish, or Seafood – there was something for everyone!

On this rainy Sunday evening, my husband, Joe, and I decided to try Salute. Located diagonally across from  Bushnell Park, an appetizing surprise awaits you. From the moment you enter Salute, hospitality greets you. The staff is warm and friendly. The service is excellent! You cannot tell the owners from the wait staff! The high coffered ceilings and granite tiled wainscoting frame a fine dining experience.

What to order? For me, a Field Green Salad to start, Rose Pasta for the entrée and for dessert, a Tiramisu that rivaled my best Tiramisu! Joe ventured beyond his comfort zone this evening and had the Strawberry Salad, Shrimp Fra Diablo and Banana Bread Pudding! Everything was fantastic! Thank you Lisa for the great service. We will return to Salute again in the near future! Grazie and Buon Appetito!

Is Your Condo Complex Still HUD Approved?

In general, condominiums are popular among first time homebuyers. In addition, FHA mortgages are a popular financing option for first time homebuyers because of the low down payment (3.5%). However, if a buyer is purchasing a condominium and is obtaining an FHA-insured Mortgage, the condominium complex must be on a list of HUD approved complexes and meet certain criteria.

Prior to December 7, 2009, once a condominium complex received HUD approval, it remained on HUD’s list of approved condominium complexes. However, for each FHA loan, lenders would ask condominium associations to complete a questionnaire to confirm that the complex continued to meet FHA guidelines.

As of December 7,  2009, condominium complexes have to be re-approved by HUD every two years to stay on the list of HUD approved complexes. Read the rest of this post »

A Tribute To Memorial Day

Memorial Day has its origins in the Civil War era and became an official holiday in 1868. Memorial Day was first established as a day to honor those who died fighting in the Civil War. It was later changed (after World War I) to a holiday to honor Americans who died fighting in any war.

Memorial Day is not just the last day of a three-day weekend. It not just a day for backyard barbeques. It is not just a day to have a parade. It is not just the unofficial kickoff of summer. Memorial Day is a day for us to remember the sacrifices others made so that we can have those backyard barbeques. Memorial Day is a day for us to say “Thank You” to those who gave their lives so that we could enjoy the freedoms we enjoy today. So tomorrow, take a moment, look at our flag flying high and say “Thank You” to those who have gone before us, who made this day possible, and paid the ultimate price to protect us and our freedom.

Tomorrow, Monday, May 30, is Memorial Day. Coincidentally, May 30th was the original date on which Memorial Day was celebrated. Please join me in honoring the men and women of our armed forces, who over the year, made the ultimate sacrifice for their country, for our freedom, and ultimately for you and me.

May God Bless America and may God watch over the men and women of the Army, Navy, Air Force, Marines, and Coast Guard who are still fighting for our country and freedom; may he keep them safe and return them to their families soon.

Changes To FHA Mortgage Insurance Premiums

Effective April 18, 2011, mortgage insurance premiums will increase for 30-year FHA mortgages assigned a FHA case number on or after April 18, 2011:

Loan to Value Down Payment Old Annual Premium % New Annual Premium %
96.5%-95.01% 3.5% – 4.99% .90% 1.15%
95% or less 5% or more .85% 1.10%

Effective April 18, 2011, mortgage insurance premiums will increase for 15-year FHA mortgages assigned a FHA case number on or after April 18, 2011:

Loan to Value Down Payment Old Annual Premium % New Annual Premium %
96.5%-90.01% 3.5% – 9.99% .25% .5%
90% or less 10% or more None .25%

The upfront mortgage insurance premium is not affected and will remain 1%.

 

What does this mean to you?

If you are buying a home for $200,000 and are making a down payment of 3.5% ($7,000), the monthly mortgage insurance premium will be:

$200,000 – $7,000 = $193,000 x .0115 = $2,219.50/12 = $184.96 per month.

Prior to this change, the monthly mortgage insurance premium would have been:

$200,000 – $7,000 = $193,000 x .009 = $1737.00/12 = $144.75 per month.

The new FHA monthly mortgage insurance premium will increase a buyer’s mortgage payment by $40.21.

Although the Mutual Mortgage Insurance Fund (MMIF) is financially sound, HUD was under a legislative mandate to further strengthen MMIF to make sure FHA could continue its mission of helping borrowers with low down payments during these challenging economic times.
